Condominium Concepts Management awarded exclusive management for upscale Buckhead properties.

As one of Coro Realty Advisors’ newest communities, 05 Buckhead is a state-of-the-art, 20-story high-end luxury rental in the heart of Buckhead. Pre-leasing of the 155 units began in February, with the Grand Opening on May 7th. “This building is a huge departure from the typical Atlanta rental community. With rental rates starting in the $2 per foot range, the resident profile is an affluent, sophisticated and savvy individual or couple. Their needs are diverse, as are their expectations as it relates not only to the product, but services,” Walker noted. “To date, we are well ahead of our occupancy projections, and our full service staff has been specifically trained to respond to the needs and demands of this discerning clientele.”
Patti Pearlberg, Vice President and Asset Manager for Coro Realty Advisors, LLC, expanded on Community Concepts management services and involvement with 05 Buckhead. “I have known Darlys Walker for years, and was aware of organization’s background in multi-family management. However, when we were seeking a management team for 05 Buckhead, there was really not a local property management company that had the experience in providing the level of services we were seeking for this property, as our product was really something new and different in the marketplace. Our services are on the level of a luxury condominium,” she emphasized.
“We approached Darlys Walker and the Condominium Concepts Management team, and asked if they would take on the challenge of 05 Buckhead and ultimately, the entire 13.5-acre Buckhead Place. We knew that the firm understood the required level of experience and were capable of crafting a customized leasing and management team with ‘out of the box’ thinking and services,” continued Pearlberg. “I recognized that their management experience had incorporated mixed use properties, and they understood the needs of all the mixed use components, which was essential to our needs. We wanted one management company to handle not only the luxury rental component, but the office, restaurant, hotel and retail portions as well. They have met the challenge and put together an incredibly smart and effective team.”
According to Ms. Walker, it is the firm’s ability to adapt the ever-changing market coupled with their thorough due diligence on a property that has enabled this unprecedented growth and increased stature in the industry. “We do our homework, prior to submitting a proposal for services. We visit the property, assess their current situation, review all the financials and truly understand the personality of the property and ownership – whether it be a rental property or a homeowners association,” she stated. “We then put together a team that best reflects that personality and has the skill set and experience to achieve their goals. We would rather under promise and over deliver, thus exceeding all expectations.”
When asked about the “point of difference,” Ms. Walker explained. “Our management style and ability to provide accurate and timely financial reporting as well as our commitment to responsiveness set us far ahead of our competition.
