Initially, the residential units were offered for sale, but given the current economic environment coupled with constraints from lenders for new condominium projects, the strategy for the property was re-evaluated. According to Pearlberg, the launch of 05 Buckhead and tremendous acceptance of high-end rentals led to the recognition of an unfulfilled niche in the marketplace.
“Our market assessment indicates there appears to be little hesitation at the $2 plus per square foot rental price in Buckhead, provided the property delivers expansive plans, superior finishes and a great location,” she stated. “Amenities and services also play a crucial role in the acceptance of the community, and the EarthCraft Home designation provides us with a strong advantage, as our residents are quick to recognize the economic benefits of the program.”

Located on Habersham Road at the corner of Piedmont and Roswell Roads, the community is located in one of the best school systems in Atlanta, and is within walking distance of Sara Smith Elementary. Flagstar Bank anchors the commercial component of Tremont, and two street level retail site leases are currently being negotiated, Pearlberg noted.
The one-, two- and three-bedroom Tremont residences range in size from 926 square foot flats to private townhomes fronting Roswell Road offering over 2,000 square feet. Rents at Tremont begin at $1,280 per month. The community also features limited access, underground parking serviced by two elevators, expansive interior hallways, a fully equipped fitness center, community/media room with kitchen, plus an oversized saltwater pool with landscaped deck, grilling and entertain areas.
Leasing at the site began less than a month ago, and more than 10% of the residences are now under lease. “We are providing full time management and leasing staff to our residents, which is crucial to the positioning of the community,” she stated. “The discerning rental tenant has expectations, and we want to assure that their needs are met.”
Community Concept Management is handling the management and leasing for Tremont, as they are at 05 Buckhead. “We have built a strong rapport with the CCM management team, and feel that they add inherent value to our leasing effort,” commented Pearlberg. “By coordinating leasing and management between the two properties, we provide Buckhead residents with a full array of choice.”
